Full Plans Application
This method of submission requires full detailed architectural plans and structural calculations to be submitted to us along with the application form and required fee.
Once we have received all the documents required, we will then check the plans and provide a decision on them.
From here you are able to book in site inspections, we will then inspect the works as they progress.
Provided that the works meet the building regulations standards, we will then issue a completion certificate.

Building Notice
This method of submission does not require plans be submitted with the application although they are still accepted. We do however still ask for structural calculations if they are necessary.
These should be submitted to us with the application form and fee.
With a building notice, we require 48 hours notice before we will come and inspect the works but you do not require a decision like a full plans application.
We will then inspect the works and provided they meet the regulations standards, we will then issue a completion certificate.

One of the functions of the Building Control Service is to ensure that public safety is maintained in relation to harm which could happen from buildings or structures.
Therefore if you are aware of any buildings or structures which you believe might cause serious injury to your neighbours or general members of the public, Please report it to Building Control.
Demolitions of structures are also something that Building Control are involved in, we make sure that the correct precautions are taken as to not affect the public and to maintain safety.
Please be aware we do ask for 6 weeks notice of the demolition to be able to decide on precautions and to inform the residents in the area.
To inform us of a demolition that is taking place we will require:
- The Location that the demolition is taking place at.
- A date of when the demolition is going to take place.
- What company is handling the demolition.
If we have received all of this with the 6 weeks notice, we will be able to arrange for our area surveyor to inspect the site and decide on the precautions that are needed.
If you need to inform us of a demolition, please Contact Us and we assist you with this.
Competent Person Schemes (CPS) were introduced by the UK Government to allow individuals and enterprises to self-certify that their work complies with the Building Regulations as an alternative to submitting an application to the Local Authority.
Please see the Competent Persons Scheme page for more information.
